Gioia acquires heritage properties in strategic Italian villages and converts them into restored residential assets inside a managed rental and wellness platform.


Positioned in an undervalued region with direct access to Rome, Naples, and the Italian coast, Gioia combines heritage restoration with a multi-revenue model designed to perform from early operations through long-term expansion. The project is structured to generate income across hospitality, residential ownership, agriculture, and wellness, targeting a €30M to €35M valuation at stabilization.
Gioia Village™ begins with the regeneration of a historic Italian hamlet in the mountains of Lazio.
At its core, Casa di Gioia and the first Casitas establish the initial hospitality and operational foundation of the project.
From this base, the village expands through the restoration of existing homes, the development of residential units, and the activation of land, agriculture, and wellness. This phased development model transforms a single asset into a fully operational village, where each stage increases both revenue capacity and long-term asset value. The project spans 44.4 hectares of land, including vineyards, olive groves, and heritage assets, forming a multi-layered destination that integrates short-term hospitality with long-term residential participation.
Gioia Village™ anchors the hospitality destination through boutique stays, curated retreats, food experiences, and the village's social life.
Zona Blu™ brings the longevity and wellness dimension into the ecosystem through restorative living, innovative wellness programming, preventative health experiences, and a slower, intentional rhythm of life inspired by Blue Zone principles.
Gioia Homestead™ creates a unique residential pathway through restored village houses and future homesteads, offering mortgage-free ownership structures that enable residents to participate in the village regeneration while investors finance restoration and receive structured long-term returns.
Casa di Gioia Terra™ connects the village to the surrounding land through regenerative agriculture, olive oil, wine, gardens, and land-based products that root the project in real place, real production, and enduring value.

This structure enables:

Early investors participate at the platform level before assets are separated into project-level allocations.
The project follows a phased development model:
* Early-stage activation through hospitality and retreats
* Stabilization of core operations by Year 5
* Expansion into full ecosystem maturity by Year 10
This structure allows for early revenue generation while building long-term asset value.

Unlike traditional hospitality or wellness retreats, Gioia integrates these elements within a single ecosystem, enabling both short-term experiences and long-term participation.
Gioia is currently opening its first investment phase within the €20M development. This initial phase focuses on activating the Gioia Village™ecossystem, the first residential units, and the village's early operational layer. Early participants enter at the foundation level of the project, which gives access to both immediate development progress and long-term ecosystem growth.
Phase 1 allocation is limited. Future phases will be introduced at different entry levels and valuations.

The current €6M capital phase is dedicated to building the Gioia platform, the foundation for all future village developments and emerging projects.
Participation at this stage positions investors at the ecosystem level, before individual projects are separated and allocated.
The platform is structured on a fixed 100-share model. 35% is made available to investors on the platform level. This is the only planned platform participation window. Within this capped allocation, the first €1M is reserved for early-stage investors entering before the platform valuation step-up. This tranche is designed to reward strategic early participation before the destination is fully activated.
Following this early tranche, the remaining platform allocation continues at the standard valuation. Access to the current phase is limited, with entry starting at €100K, equivalent to 1% of the platform valuation.
